A safe off-plan investment through the VEFA contract

All residential blocks at Les Promenades d’Helvétia are sold off-plan through a “Vente en l’Etat Futur d’Achèvement” (VEFA) contract, which implies that the seller transfers ownership rights of the land and construction in progress to the buyer. The price of the residence is payable in instalments as the work progresses.

In line with VEFA requirements, the development is secured by a Performance Bond (Garantie Financière d’Achèvement – GFA) from a trusted banking institution. The GFA guarantees delivery of the property according to the terms of the contract. In case the developer fails to complete the project, the banks will act as guarantors for delivery of the development.

Moka was issued with a Smart City Certificate by the Economic Development Board in 2017 and is now open to foreigners for freehold ownership.

The Smart City Scheme is a new investment option aimed at enhancing the national property landscape. It is hinged on the pillars of innovation, sustainability, efficiency and quality of life.

The scheme presents various advantages for foreign buyers, including:

• The possibility to resell the property
• A residence permit with a minimum purchase price of USD 350,000
• ICT-enabled urban services for residents, with smart sensors across the city
• A reduced environmental footprint
• Constantly improving mobility solutions
• High-quality infrastructure
