ENL Property has initiated the development of Moka more than a decade ago. We promote integrated living spaces and our neighbourhoods have been designed to encourage soft mobility.

Helvétia is an example of a residential neighbourhood that has been developed following the principles of planned development, in harmony with its natural environment. All the daily conveniences, including schools, supermarkets, shopping centres, shops, restaurants and a sports centre are within close proximity to meet the needs of young professionals, families and elderlies.

This residential area provides a wide array of housing options for different categories of buyers, including premium apartment blocks, penthouses, lofts and duplexes. IRS

The Government of Mauritius has introduced in 2002 the Integrated Resort Scheme (IRS) to promote foreign direct investment in the local property sector. This legal framework allows foreigners to purchase freehold property for residential purposes in approved large-scale developments which also make provision for a range of services and luxury resort facilities.

ENL Property has played a pioneering role as the promoter and developer of La Balise Marina and Heritage Villas Valriche and has established itself as a leading market player.

La Balise Marina

ENL Property was the developer of the country’s only residential marina, which was fully completed and delivered in 2022.

La Balise Marina is located on the west coast of Mauritius, in Black River. Foreign buyers enjoy the unique privilege of living by the sea with a combination of sophistication, authenticity and outdoor living to provide the perfect definition of the Mauritian way of life.

This 12.8-hectare waterfront development has been in operation since December 2012. Foreign buyers can choose a freehold luxury villa, duplex or apartment from the exceptional properties available to suit their lifestyle. They are situated on the water’s edge, overlooking the marina’s moorings or the Grande Rivière Noire estuary.

The last apartments have been delivered early 2022.

Heritage Villas Valriche

ENL Property was the developer for this exceptional residential estate from 2003 to 2020. It was then handed over to Rogers, a sister company, to continue the integrated development of the Bel Ombre region.

Domaine de Bel Ombre offers a breathtaking panorama of mountain, sea and golf course views in the south-west, in the heart of one of the most pristine region of Mauritius. This former 2,500-hectare sugar estate is the perfect example of the island’s untamed and protected nature. It is totally in sync with a natural environment steeped in history. This timeless setting is the backdrop for Heritage Villas Valriche.

This elegantly appointed estate will ultimately consist of 288 villas, boasting some of the most spectacular views on the island. As at 2021, nearly 200 villas had already been built and delivered to their owners.

In addition to a residence permit, favourable taxation and exceptional quality of life, Heritage Villas Valriche homeowners have access to the entire Heritage estate and all its facilities.

ENL Property has been actively involved over the last decade in the development and launch of popular shopping venues across Moka Smart City jointly with the Rogers group’s property investment company, Ascencia. These include the island’s favourite shopping and lifestyle destination, Bagatelle Mall, as well as Kendra in Saint Pierre and Les Allées in the integrated neighbourhood of Helvétia. Sport & wellness

Synergy Sport & Wellness Institute is set within the integrated neighbourhood of Helvétia and is aligned with the needs of a clientele looking for a place where they can live, shop and play their favourite sport. It currently provides facilities such as a fitness room, two group training rooms, a spinning room, two heated pools (including one 25m pool) and four tennis courts. It is also home to The Hive Healthcare, a multidisciplinary hub offering services such as osteopathy, acupuncture and podiatry under one roof.

Moka Rangers

Moka Rangers Sports Club was founded in 2015 to support the ENL group’s commitment to promote sport in Moka and across Mauritius. It is a registered association that aspires to enhance the sporting options available in the Moka region and encourage elite sport in Mauritius. From humble beginnings, with an elite team of five road cyclists and mountain bikers, as well as a football academy, the club has grown into a full-fledged training centre for a pool of young talent in order to prepare the sports elite of tomorrow. Moka Rangers Sports Club is headquartered at Synergy Sport & Wellness Institute and has more than 500 members in 10 different sports.

Moka is host to a large variety of fun and engaging events to improve the quality of life for people living, working and visiting the smart city. More than 400 complimentary sessions are available year-round through the Moka’mwad citizen collective, among others. These include various sports classes at the Telfair Amphitheatre (Zumba, Body Combat, yoga, Pound, Body Fitness, Kids Gym, etc.), blood donations, open-air cinema, hiking (Balad dan Moka), moonrise events, sunrise jogs, etc. There are also sporting events where a registration fee is charged, such as the Moka Trail and the Moka Rangers XCO mountain bike race

Green and public spaces

Moka Smart City has been developing, enhancing and preserving 35% of its area to provide safe and pleasant green and public spaces that are accessible 24/7. The 2.3-arpent Telfair Amphitheatre includes a 362m bike and pedestrian path. There is also a circular concrete space with bleachers in the centre of the amphitheatre. The ideal place for picnics, group workouts and jogging! La Promenade is a 5.5km linear park that will ultimately connect all the neighbourhoods of the city from Telfair to L’Avenir. Its pedestrian and bike paths are ideal for cycling and jogging. Additionally, an urban park will be available in a few years’ time between Telfair and Helvétia. This 3-hectare space will feature pedestrian and bike paths, a compost site, water retention ponds and a shared garden project.
